Job Overview

As an Estate Officer at Brilliant Performance Solutions Limited, you will be instrumental in the effective administration and strategic oversight of our company’s diverse real estate holdings. You will be the go-to person for all matters pertaining to our properties, ensuring optimal utilization, maintenance, and compliance. This role demands a proactive approach to property management, coupled with strong negotiation and communication skills to foster positive relationships with stakeholders. Key Responsibilities

* Oversee the day-to-day management and maintenance of all company-owned and leased properties, ensuring they are kept in excellent condition.
* Conduct regular inspections of properties to identify any maintenance issues, safety concerns, or potential liabilities, and coordinate timely repairs.
* Manage lease agreements, including tenant relations, rent collection, lease renewals, and dispute resolution, ensuring compliance with legal requirements.
* Develop and implement strategic plans for property development, renovations, and upgrades to enhance asset value and functionality.
* Prepare and manage property budgets, including forecasting expenses for maintenance, repairs, utilities, and capital improvements.
* Liaise with contractors, vendors, and service providers, negotiating contracts and ensuring the quality of work delivered.
* Ensure all properties comply with local building codes, environmental regulations, and safety standards.
* Maintain accurate records of all property-related activities, including leases, maintenance logs, financial transactions, and legal documents.
* Identify opportunities for property acquisition or disposal that align with the company’s strategic objectives.

Requirements

* A professional qualification in Estate Management, Real Estate, Surveying, Architecture, Engineering, or a related field.
* Proven experience in property management, facilities management, or a similar role, preferably within the construction, design, or architectural industry.
* Demonstrated understanding of property law, lease agreements, and landlord-tenant regulations in Nigeria.
* Strong financial acumen with experience in budgeting, financial reporting, and cost control.
* Excellent negotiation, communication, and interpersonal skills, with the ability to effectively manage relationships with tenants, contractors, and internal stakeholders.
* Proficiency in relevant property management software and Microsoft Office Suite.
